Letting Process
Viewings are conducted by our experienced full time members of staff. Once potential tenants have been sourced we carry out a full and comprehensive reference check.
We then draw up a lease and all associated legal paperwork for the tenants to sign. A security deposit is paid by tenants prior to the signing of the lease agreement. This is then passed to our chosen deposit scheme SAFE DEPOSIT SCOTLAND Within the subscribed 30 working days and lies in their care until move out and final inspection is carried out and agreement is reached with outgoing tenant. We also prepare a full written and photographic inventory using the infuna app and at move in we transfer all utilities and council tax obligation into the tenant's name.
Management
Our property management team is available during working hours to deal with any repairs or problems that may arise. We also have an emergency number which tenants can contact in the case of an emergency outwith office hours. This is answered by members of our full time team who will instantly deal with any problems and if relevant will instruct one of our team of contractors. Thus saving the expense of unnecessary contractor call outs.
We have compiled a database of reliable and trustworthy and fully insured tradesmen, in order that we are able to deal with any problems that may occur quickly and efficiently.
Financial Management
Our accounts department deals with the collection of rents and deposits. Rental payments are paid monthly to landlord's nominated accounts. A monthly statement is sent to landlords detailing fee deductions and any further deductions for property repairs in order that you can keep track of your finances.
